Bluerock’s Role: Bluerock was the lead consultant with strong support from subconsultants Selkirk Planning & Design, ARC Engagement, Rynic, and FRANK Plans.


Bluerock Planning in partnership with Selkirk, ARC Engagement, Rynic, and FRANK Plans completed a comprehensive Official Community Plan and Zoning Bylaw update for the Village of Radium Hot Springs from 2024-2026.
The new OCP and Zoning Bylaw together create a robust vision for the future of the Village that supports a year-round Village that is sensitive to the environment and considers both seasonal and permanent residents. The new documents focus on revitalizing the Village’s downtown and highway commercial areas to continue to act as a regional and international destination.
To address environmental and hazard lands, the new OCP creates development permit areas based on topography, riparian areas and steep slopes. These policies ensure the right development occurs in the right locations.
The Village also addresses its need for more housing diversity through increases in the types of attached housing allowed throughout the Village. This includes incremental density increases within residential areas and a focus on mixed-use developments within commercial areas.
In keeping with the Village’s high quality architectural, the new OCP amends the current form and character development permit areas to allow more creativity in architecture while ensuring strong urban design principles are met in every major development.
